Tenants’ deposits will be held securely with the government approved mydeposits.co.uk to give tenants peace of mind and to help make things easier (and cheaper) for landlords should a dispute over the deposit occur.
Other services, which attract separate fees, cover marketing of your property , finding a tenant , inventories, management and 24 hour maintenance (for emergency repairs) and routine maintenance (during office hours) as well as regular reports and collection of rentals.
Service charges by external providers such as charges fro gas certificates will not be included in our fees.

Deposits
Deposits will be stored with the government approved Mydeposits.co.uk so that tenants will receive their deposits back when they terminate their rental. Should a dispute about the deposit and condition of the property occur, causing a dispute over the amount of deposit to be returned, you can involve Mydeposits who will provide free and impartial dispute resolution service, which is evidence based and is quicker and a cheaper alternative to Court.
Maintenance
Our trusted in-house maintenance call out team provides top quality customer service and ensures you peace of mind. It handles routine maintenance work during office hours from 8.00 a.m. to 6.00 p.m. and emergency work only between 6.00 p.m. to 8.00 a.m. so you will not be bothered with calls in the middle of the night.
Insurance
You will be responsible for paying for the insurance of your property’s building whilst tenants’ will be responsible for paying for their own content’s insurance.
Rent Arrears
We will regularly collect monthly rental payments from your tenants. Should they fall behind with any payments we will immediately advise you and, with your agreement, take the necessary action should the arrears continue.
Reports
We will carry out inventories and inspections on your behalf.
Homelife Lettings will also send you regular reports to you are kept up to date.
Fees
Our fees are competitive but will vary depending on which services you require from Homelife Lettings and the number of properties you want managed. We are happy to manage single properties or multiple properties.

How do I view a property that I have seen on your website?

What is the minimum term of a tenancy?
You will be required to sign an assured shorthold tenancy agreement. These are granted for a minimum of 6 months but can be for anything up to three years in length before renewal is necessary, providing both parties agree to the timeframe.
On a general basis most people will sign for a 12 month period.
If you wish to leave the property before the end of the agreed period you will need to give two months’ notice, in writing, prior to the end of the fixed term.
We will consider short lets in special circumstances.
What do I need to do if I like the property?
To reserve a property, you will need to pay a minimum Holding payment of £300. This Holding payment is deducted from the full payment, which you have to pay when you move in to the property.
If for any reason we decline the tenancy, the money is returned to you. However, if you decide not to go ahead with the tenancy, the Holding payment will not be refunded.
How quick will I be able to move in?
Once you have made your choice, you should allow between 1 to14 days before you move in. This allows time for references and the preparation of the property, although the timescale can be much shorter. However, it may be that the previous tenant has yet to move out, in which case more time may be required. Our staff will keep you informed along the way.
What references will you need from me?
As a minimum we will require satisfactory references from your employer, current or previous landlord. We may also ask for a personal reference, and in any applicant under the age of 25 a guarantor will be required.
In some cases, we will use an independent referencing company to source and evaluate the references.
What is a Guarantor?
A Guarantor is someone who is responsible for the Tenant’s payment of rent. Should the rent not be paid, or if the Tenant causes damage to the property beyond the value of the deposit held, the Guarantor will be held responsible.
What does a Guarantor need to do?
A Guarantor will need to complete an application form and be credit referenced. They will also need to sign an under-taking to be legally responsible for any non- payment of rents or any damages that the Tenant may incur.
How do I pay the rent?
Rent is to be paid monthly in advance by standing order from your bank. Payment is set up to be withdrawn from your account 3 days before the rent due date so that it arrives on time.
If for any reason your circumstances change you must speak to us. Unfortunately situations alter where people’s employment conditions change. If you keep us informed we can then help you to protect your tenancy. The last thing we want is for you to fall into arrears. Speak to one of our staff who will be able to help you with your situation.
