Atlantic Mansions

Our exclusive Atlantic Mansions property is situated near the marina and enjoys some breathtaking views from the top floor apartments and being within walking distance from the City Centre and most other amenities, means that there's plenty more time to make the most of the relaxing waterfront environment and a refreshingly stress-free approach to life. The entertainment held near by at the marina during weekends extends to live music, antique fairs and weekly markets with a varied selection of restaurants and bars situated overlooking the beautiful water views. Safety Concerns

In accordance with the current safety legislation, all our furniture is fire resistant. In addition to this all our properties are covered by up to date certificates for all gas (CORGI) and electrical (NICEIC) appliances.

In case of emergencies our office telephone number is manned twenty-four hours a day, and we also have dedicated maintenance workers, who will do their best to ensure that any safety issues are attended to straight away.Click to go to menu

Security

In addition to the above, our luxury homes also offer cctv and intercoms for additional peace of mind and security as standard. The apartments also have access to a main entrance lobby which has a welcoming atmosphere displaying contemporary abstract art, and enjoys stainless steel fittings, a comfortable leather sofa and soft lighting which must be seen to be appreciated.

Rent & Deposits

The deposits we require will be equal to one months rent, plus £100.00. It can be paid either by cash or cheque on the signing of the tenancy agreement. All deposits are held for the duration of the tenancy contract and are fully refundable once the contract has ended, provided that the tenancy contract has been adhered to. However as private landlords we DO NOT charge fees.

Rent is payable either by standing order, cheque or cash. For the majority of our properties the rent is payable on a monthly basis, either on the first of each month or every four weeks, but we can also accept weekly rent payments by arrangement. Standing Order forms will be provided to all tenants, and these should be returned to our office as soon as possible after the contract has been signed. Payments made by cheque or cash should be sent/brought into our office on a regular basis. However, where there are special circumstances we should be able to arrange for your rent payments to be collected.Click to go to menu

Contracts & Paperwork

The tenancy contract offered is an Assured Shorthold Tenancy, which is generally taken out for a minimum of six months. After the initial six month period, the contract will continue to be legally binding on a monthly basis until we receive the relevant written notice stating that you will be vacating the property. We only offer a .Joint & Several. contract for our properties, which means that an agreement exists between all the tenants in the property and the landlord, as opposed to an agreement existing between the landlord and each individual tenant.

In addition to the deposit, we require anyone under the age of 25 to provide a .guarantor.. This means that we require a parent, carer or other responsible adult to complete a Guarantor form. Other Information

The rent charges for the majority of our properties normally include some, if not all bills. However, where the bills are not included we recommend that when you move into the property you contact all relevant suppliers and supply them with your details and a meter reading if applicable. With regards to other facilities such as internet access and cable television, we are happy for tenants to arrange for these facilities to be installed as long as we receive notification. However, in accordance with the tenancy contract tenants will be solely liable for these facilities.

The rental charge for some of our properties includes council tax charges. However, where council tax charges are not included, we will write to Southampton.s Local Taxation Services and provide them with your details and the date your tenancy starts. After this you will be liable for any council tax charges which applicable for the duration of your tenancy.

Finally, we also offer an inexpensive contents insurance scheme that insures both your belongings and the existing contents of the property against accidental damage. This often stops you losing your security deposit. i.e. damage to carpets or wooden flooring etc..Click to go to menu
